No Guarantee of Lease Approval. Submission of a rental application does not guarantee approval, lease offer, or tenancy. All applications are evaluated on a case-by-case basis, and we reserve the right to deny any application for any lawful reason, including but not limited to insufficient income, unfavorable credit history, negative rental history, criminal history, or incomplete information.
Property Condition. Rental properties are offered "as-is" and "as-available." We make no representations or warranties regarding the condition, quality, safety, or suitability of any listed property. Applicants are encouraged to conduct an independent inspection and verify all details before signing a lease. We are not responsible for any defects, repairs, or conditions discovered after lease execution.
Availability. Rental listings, rates, terms, and availability are subject to change at any time without notice. A listed property may no longer be available at the time of your application. We do not guarantee that any specific property will be available for lease.
Background and Credit Checks. Rental applications may be subject to background checks, credit reports, criminal record searches, eviction history checks, and rental verification as part of the application process. You authorize us to obtain such reports by submitting your application. A fee may be required for processing such checks, which is non-refundable unless prohibited by applicable law.
Security Deposits. Any security deposit collected shall be held in accordance with applicable Michigan law. The terms of the deposit, including conditions for withholding, will be set forth in the lease agreement.
Ethical Properties LLC is not a law firm, foreclosure counseling service, or licensed debt adjuster. We do not provide legal advice regarding foreclosure, bankruptcy, or any legal proceeding. Subject-To Transactions. In a subject-to transaction, the existing mortgage loan remains in the seller's name. The seller remains liable for the underlying debt until the loan is paid in full, refinanced, or the property is sold. We make no representation or guarantee that the existing lender will not accelerate the loan, demand full payment, or take other action as permitted by the loan documents or applicable law. Sellers are strongly encouraged to consult with a qualified real estate attorney and review their mortgage documents carefully before entering into a subject-to transaction.
Seller Financing. In a seller financing arrangement, the seller acts as the lender. We make no representation regarding the tax implications, legal enforceability, or financial advisability of any seller financing arrangement. Sellers are strongly encouraged to consult with a qualified tax professional, real estate attorney, and financial advisor before agreeing to finance any portion of the sale.
No guarantee is made that any seller financing or subject-to transaction will close, that the terms offered will be acceptable to both parties, or that any specific outcome will result from submitting a form or engaging in discussions.

While we offer a 10% fixed annual interest rate on executed private loan agreements, no return is guaranteed prior to the execution of a written agreement. Past performance, stated intentions, or promotional descriptions on this website do not constitute a guarantee of future returns. All investments carry risk, including the risk of partial or total loss of principal. You should never invest funds you cannot afford to lose.
Ethical Properties LLC expressly reserves the right to repay any private loan — including all outstanding principal and accrued interest through the date of payoff — at any time prior to the agreed maturity date, at our sole and unrestricted discretion, without penalty and without the investor's consent. Upon early payoff, the investor shall receive 100% of the principal invested plus all interest accrued from the start date through and including the actual payoff date. No additional interest, penalties, or compensation shall be owed for early repayment. By submitting an investor interest form and/or entering into a private loan agreement with Ethical Properties LLC, you expressly acknowledge and agree to this early payoff right.

In the event of any conflict between statements made on this website, in marketing materials, or in verbal communications and the terms of a fully executed written private loan agreement, the written agreement shall govern and control in all respects. No verbal promise, email, text message, or informal communication shall modify, supplement, or override a signed written agreement.
All information shared between an investor and Ethical Properties LLC in connection with any investment discussion or arrangement — including deal details, property addresses, financial terms, and business strategies — shall be treated as confidential by both parties and shall not be disclosed to third parties without prior written consent, except as required by law.
A private loan arrangement with Ethical Properties LLC does not create a partnership, joint venture, membership interest, equity stake, or ownership interest of any kind in Ethical Properties LLC or any of its properties, subsidiaries, or affiliates. Investors are creditors only — not owners, members, or partners. Investors have no rights to vote, manage, control, or direct the operations or decisions of Ethical Properties LLC.
In the event Ethical Properties LLC fails to repay a private loan in accordance with the terms of a written agreement, the investor's sole remedy shall be to pursue legal action under the terms of that written agreement and applicable Michigan law. Ethical Properties LLC shall not be liable for any consequential, incidental, or punitive damages arising from any default or delay in repayment beyond the principal and accrued interest owed under the written agreement.
These Terms and any disputes arising from your use of this website or submission of information shall be governed by and construed in accordance with the laws of the State of Michigan, without regard to its conflict of law provisions. Any legal action shall be brought exclusively in the state or federal courts located in Michigan, and you consent to personal jurisdiction in such courts.
Before initiating any legal action, you agree to provide written notice of your dispute to Ethical Properties LLC and allow 30 days for informal resolution.
These Terms constitute the entire agreement between you and Ethical Properties LLC regarding your use of this website and supersede all prior agreements or understandings. If any provision of these Terms is found to be unenforceable, the remaining provisions shall remain in full force and effect.
